BOROUGH OF FENWICK 
PLANNING AND ZONING COMMISSION 
 
NOTICE IS HEREBY GIVEN that the Borough of Fenwick Planning and Zoning Commission
took the following actions at a Special Meeting held on July 30, 2019:
 
1. ZSpP19-002. 20 Nibang Avenue, map 10, lot 3. J. M. Zubretsky, trustee, owner; E. Cassella,
applicant; Special Permit with Coastal Site Plan Review for removal of existing pool and construction
of new pool within 50 feet of watercourse and 22’2”x8’ east addition. APPROVED WITH
STIPULATIONS.
2. Proposed amendments to Section 5.2.3 of the Borough of Fenwick Zoning Regulations that will
clarify which structures or activities can be allowed by special permit in the 50 foot setback from a
watercourse, tidal wetlands, coastal bluff or escarpment, beach or dune. APPROVED EFFECTIVE
AUGUST 15, 2019.
